This beach cottage update was made in partnership with Lassel Architects of South Berwick to transform an outdated structure in Wells, Maine, just two blocks from the shoreline. This extensive renovation project involved demolishing one of two small cottages and replacing it with a new energy efficient structure tailored to better serve the needs of a growing family.
Remote Project Management for Out-of-State Homeowners
These homeowners reside full-time in Boston, Massachusetts, but they love to use this property as a weekend retreat. In order to stay closely connected to the progress of their vacation home remodel, they utilized our cloud-based project management system. Using modern software helps us provide out of state clients with real-time updates. This product also streamlines communications with the full team and is a centralized location to make timely decisions throughout the project.
Precision Demolition in a Tight Beachside Neighborhood
Given the tight lot lines—with neighboring properties sitting less than ten feet away—this beach cottage update required highly skilled demolition techniques to safely remove the original cottage without disturbing surrounding homes.
Beach Cottage Update That Maximizes Space and Meets Code
The newly built cottage more than doubled the size of the original structure. The thoughtful design provided more square footage while remaining in full compliance with the lot coverage zoning requirement. Designed with efficient use of space in mind, the beach cottage update includes:
- 500 square feet on the main floor featuring a bedroom, full bathroom, and an open-concept kitchenette and living area
- A custom-built loft ladder leading to an additional 200 square feet of sleeping space above
- A loft area with ocean views, offering a peaceful perch to enjoy the surrounding beauty
