Refinishing hardwood floors can breathe new life into a home, but it’s a project that requires careful planning and consideration. Below are 4 things we look for before we recommend refinishing your floors:

1. Assess the Condition of the Floor

  • Refinishing hardwood floors cannot happen if the wood is too thin (less than 3/4 inch for solid wood) or damaged, refinishing might not be possible.
  • We look for areas with deep scratches, stains, or water damage, as these can affect the refinishing process.

2. Understand the Sanding Process of Refinishing Hardwood Floors

  • Refinishing hardwood floors involves sanding down the top layer of the wood, so it’s essential to use the right sanding technique. DIY sanders may work for light refinishing, but to do it right, we use professional grade drum sanders for deeper sanding.
  • Working with a professional ensures against uneven sanding which can damage the wood and create an inconsistent surface.

3. Choose the Right Finish

  • Oil-based polyurethane offers durability and a warm, amber hue but has a longer drying time and stronger fumes.
  • Water-based polyurethane dries quickly, has lower fumes, and is eco-friendly but may not be as durable on high-traffic floors.
  • Here is a great blog that explains the difference and shows examples on different types of wood.

4. Color Absorbtion When Finishing Hardwood Floors

  • If you want to change the color of the wood, this is the time to apply a stain. However, some older woods absorb stain unevenly, so test it on a small area first.
  • Dark stains can highlight imperfections, while lighter stains may show scratches less easily.
